Stuttgart: Old TWS area acquires office and hotel complex

Once the site of the Stuttgart municipal utility company, the dice have been cast for the area on Lautenschlagerstraße: In 2009, the head office of TWS will be torn down and replaced by an office and hotel complex. Bülow AG, which bought the land from the energy concern EnBW, wants to invest around €120mn in the new building. The dedication should take place at the beginning of 2011 at the latest.

Winner of the city competition is the architectural firm of IHP Hübenbecker--whose design investor Horst Bülow wants to implement. In the process, an office building with 10,000 m² of usable area will emerge on Thourestraße, which links Lautenschlagerstraße with Königstraße. A new four-star hotel with 230 rooms, 10 suites, a restaurant, a lobby, and conference rooms is planned between Lautenschlagerstraße and Stephanstraße.

“Demand as high as it has ever been"

Investors expect the marketing of the office areas to run smoothly. Already now, according to Bülow to the Stuttgarter Zeitung, “interest in future office areas was so great that we could withdraw from the hotel project and build a pure office complex and rent it up easily.

The firm is currently still looking for a suitable operator for the hotel. Bülow last realized similar projects in Munich and Dresden; the hotels there will be managed by Dorint, Marriott, and Bülow AG itself. To the success of new hotel projects, the concern's head leaves no doubt: “Stuttgart can use a hotel of the four-star category. Demand is as high as it has ever been.“
