Düsseldorf: Marketing for the new Quartier Central begins
Aurelis Real Estate Management begins with its widespread marketing of Derendorf's former freight depot. Adjacent to the 350,000 m² area on the Rhein between Pempelfort, Derendorf, and the Zoo Quarter, around 1,200 residences, as well as office and commercial areas, and also large green areas, shall be developed. According to Aurelis managing director Dieter Ullsperger, up to 150,000 m² of total gross office area is planned. Construction shall begin in 2008. Collectively, the whole area is part of Le Quartier Central, a new quarter subdivided into six sections.
City development project lasts until 2020
Until 2014, around €45mn will be invested in the new quarter's infrastructure alone, according to Ullsperger. Overall building operations for the large city development project shall not be completed until 2020. A new city park is planned for approximately one-quarter of the area—which amounts to around 75,000 m². Some day, three thousand people shall live around the new park, approximately 9,000 jobs could emerge here in office, retail, and service firms.
The office area planned for working field B provides for the construction of an eighteen-story high rise and a lower building in the surroundings. Because of the abundance of office areas, the plans here are long-term and run until 2020, according to Ullsperger. Investors are still being sought for the office buildings.
With around 60,000 m² of gross construction land, a residential development is planned for working field C (between Franklin and Jülicher Streets). The plot of land will be allocated to a consortium of multiple investors or, alternatively, into smaller parcels (between 7,000 m² and 8,000 m²) available to various investors. According to information from Aurelis, 800 residences can be developed there.
